Land Due Diligence Checklist: 20 Things to Verify Before You Buy

Due diligence is where profitable land deals are protected and bad ones are avoided. Work through this checklist with a local lawyer and, where possible, a licensed surveyor. Never rely on seller-provided documents alone — request official copies from the registry.

Group the checks into four blocks: legal ownership, physical facts, permitted use, and financial obligations. A pass on three of four is not a pass.

خطوات

  1. 1

    Legal & title

Registered owner matches seller; no liens, mortgages, co-owner claims, inheritance disputes or court seizures; title can be transferred to a foreigner.

  2. 2

    Boundaries & survey

Official survey matches the parcel on the ground; boundary markers exist; neighbors have no encroachment; GPS coordinates match the deed.

  3. 3

    Zoning & use

Current zoning allows your planned use; no planned expropriation or public-project overlay; agricultural land can legally be farmed by you.

  4. 4

    Access & easements

Legal road access (not just physical); utility, drainage or grazing easements are documented; no blocked access in wet season.

  5. 5

    Utilities

Water rights/wells, electricity connection and distance, internet/mobile coverage, waste and septic permits.

  6. 6

    Environmental

No contamination history, flood/wildfire/landslide risk, protected habitat, soil quality for the intended crop.

  7. 7

    Financial

Property taxes paid up to date, outstanding community/irrigation fees, transfer tax rates, accurate currency and payment routing.
